What we expect of you

MCM Housing operates all its properties under the legislation of the Victorian Residential Tenancies Act 1997. You can find out more about tenancy laws on our legal rights and responsibilities page.  

Your obligations

There are some simple rules to follow to ensure you’re adhering to your obligations as a tenant:

  • Pay your rent on time or talk to your tenancy worker before there's a problem.
  • Keep your home reasonably clean both inside and outside. Remember to bring your bins back inside after the rubbish has been collected.
  • When you move out, leave the property in the same condition it was when you first started living there, taking into account normal wear and tear.
  • Don't take away, turn off, or mess with any safety devices like smoke alarms.
  • Don't make any alterations to your home without talking to your tenancy worker. 
  • Let us know as soon as possible if you or your visitors cause any damage.
  • No dangerous or disruptive behaviour. 
  • You let us know if anything changes in your household or financial situation so we can review and adjust your rent accordingly.

What happens if you break the rules?

It’s our priority to make sure all our tenants feel safe and comfortable in their home at MCM Housing. It's important to remember that when you moved in you agreed to follow certain rules, which are part of your rental agreement. If you break any of these rules, we’ll set up a meeting between you and your social worker.  

We will always work with you to find solutions and support you in staying in your home. However, if the same behaviour keeps happening after you've been given warnings, or if you're struggling with rent payments without talking to your tenancy worker, we might need to have a serious discussion about ending your lease. Please know that this is always our last option because our main goal is to keep you housed and supported.

If you are asked to leave, we will issue a Notice to Vacate and follow our standard Eviction process
